Investor Overview →Our Approach
The best buildings are shaped by long-term ownership from day one. We think about durability, maintenance, tenant retention, operating costs, and how people actually live in the space. Design is not decoration. It is part of the asset strategy.
MOVA acquires, designs, builds, and manages. We do not simply hand off. We stay with the asset.
What We Do
Invest
We identify, underwrite, and acquire residential opportunities in growth markets — structuring each project with the right mix of investor capital, construction debt, and long-term ownership discipline.
Build
We lead design, permitting, consultant coordination, procurement, and construction oversight — with a focus on quality, cost control, and accountable execution at every stage.
Manage
We stay with the asset after completion — focusing on lease-up, operations, resident experience, NOI growth, and long-term performance. We manage what we build.
Advise
We selectively advise developers, landowners, and homeowners on feasibility, pro formas, financing strategy, design direction, and construction planning.

The MOVA Method
Acquire
We identify land and building opportunities in established BC growth markets — underwriting each site for its long-term rental yield, development potential, and neighbourhood trajectory. We are not chasing volume. We are choosing carefully.
Site Selection · Underwriting · Capital StructureDevelop
We lead design, permitting, and pre-development — working directly with architects, engineers, and planners to create buildings that work economically, perform materially, and belong to their communities.
Architecture · Permitting · Consultant CoordinationBuild
We manage construction with accountable oversight — coordinating procurement, draw management, schedule, and quality control. Every asset is treated as something we will own for decades, not hand off.
Construction Management · Draw Tracking · Quality ControlOperate
We do not simply hand off at occupancy. MOVA manages what it builds — focusing on lease-up, resident experience, NOI growth, and long-term asset performance. Long-term ownership is not a slogan; it is an operating model.

Private Residences · Inspired Work
Multifamily is MOVA's core business — but our most demanding work has always been our private residences. Four luxury estate homes and nine single-family homes across BC and Alberta, each built to a standard that shapes every rental building that follows.
Navigators Rise. The Caldera. The Rockhampton. The Panorama Ridge. These homes are the reason our multifamily interiors look the way they do.
Why It Matters
Every project must work for more than one audience. Residents need homes that feel considered. Investors need disciplined execution and durable cash flow. Cities need housing that adds density without lowering the quality of the built environment. MOVA works at the intersection of all three.

Leadership
Founder & Principal
Anoop Brar founded MOVA Properties to bring together the disciplines that shape enduring real estate: finance, design, construction, technology, and long-term ownership.
His background spans engineering, an MBA, technology project consulting at KPMG, sustaining capital projects in oil and gas, interim CEO leadership at a public aviation technology company, and hands-on real estate development across luxury homes, small multifamily, and rental housing.
At MOVA, he is directly involved in acquisition, underwriting, capital structure, design direction, consultant coordination, construction oversight, and asset strategy. The model is simple: build the right team, align the capital, execute the details, and hold what is worth owning.
MOVA works with investors, lenders, landowners, consultants, and construction partners who share a long-term view on housing, design, and value creation. We are selectively expanding our investor relationships.
