The Dark Material Palette
Charcoal cladding, exposed timber accents, and steel-grey glazing. The Hockley's exterior palette is a deliberate departure from the beige and white of the surrounding rental market. Dark buildings age well — they don't show staining, they don't date, they command.

Drama Through Structure
The cantilevered balconies and expressed structural frame give the Hockley a visual weight that most wood-frame buildings lack. Every facade element earns its place — there is no applied ornament, only honest material and honest structure, expressed with confidence.

CMHC MLI Select Model
The Hockley is MOVA's proof of concept for the CMHC MLI Select financing model at scale — 75 suites, energy-efficient envelope, and a capital structure designed for long-term hold. The lessons here will run through every future multifamily project MOVA builds.
